Prior to building process clients are alerted of their insurance liabilities.
With fixed price tenders there are no upfront $50,000 retainers. As work
is completed, bills are paid. Though the other alternative with projects
where fixed budgets are not critical and timing on detail decisions is impossible
a Time and Materials approach is a great solution. Regardless of which contract,
with construction review, the client is briefed thru weekly site reports,
monthly bills scrutinized & architect certificied, & 10% holdbacks
are held to protect both client & subcontractors. An architect insures
quality workmanship, tracks progress, and gives assurance, all is built,
according to plan. Its good to have a knowledgeable professional on your
side. Always remember a builder's liability is limited to a year..an architect's..a
lifetime.
